Vancouver real estate.
Better informed decisions.

I'm Daniel, a REALTOR® in Vancouver. I help people buy and sell condos, townhouses and houses, and I do the homework first: what similar homes actually sold for, what's in the strata records, and what it'll really cost. If the right move is to wait, I'll tell you.

Selling
What would your home actually sell for right now?
A pricing review built on recent comparable sales and the listings you’d be competing with, plus what to fix, what to leave, and how the marketing and negotiation will run.
How I sell homesBuying
Know what you are buying before you remove subjects.
Strata minutes, depreciation reports, special levies, insurance, inspections and closing costs, reviewed and explained before the offer becomes firm.
How I work with buyersThe work behind the advice
What you get when we work together.
Pricing from what actually sold
For sellers, a realistic range built on recent sales of homes like yours and the listings you'd be up against, with every adjustment explained.
Strata documents, read as a set
Minutes, financials, depreciation report, Form B, insurance and bylaws. I read the minutes alongside the financial statements and reports, and follow up on anything that needs a closer look.
Levies and the reserve fund
What a levy could mean for your unit, whether the contingency reserve fits the building's age, and whether the funding plan in the depreciation report looks realistic.
The real cost of closing
Property transfer tax and the exemptions, GST on new builds, adjustments, the home flipping tax if you might sell early, and the cash you'll need on top of the down payment, all from the current provincial and federal rules.
An offer you understand
Why this price, why these dates, which subjects matter and what happens if the seller counters. It's your decision; my job is to make the reasoning clear enough that you could explain it to a friend.
Preparation that's worth the money
A short list of what's worth doing before you list and what isn't, judged against the homes buyers will see the same week.
Neighbourhoods
The neighbourhoods I focus on.
Notes on the housing stock, what to check, and what is changing in each area.

Kitsilano
Character houses, 1970s walk-ups and the beach, with the Broadway subway, Senakw and multiplex zoning changing the edges.

Mount Pleasant
Main Street, the Brewery District and a hundred years of houses, now at the centre of the Broadway Plan.

Downtown Vancouver
Coal Harbour, the West End, Gastown and the core. Almost all condos, and the building matters more than the view.

Olympic Village
Southeast False Creek. Built for 2010, now a mature strata neighbourhood with district energy, seawall and a first round of big-ticket maintenance.

Yaletown
Brick warehouses on Hamilton and Mainland, glass towers along the seawall, and a lot of buildings reaching the age where the depreciation report matters more than the lobby.

Closing Costs When Buying a Home in British Columbia (2026)
The cash you need on top of the down payment: property transfer tax and its exemptions, GST on new homes, legal fees, inspection, insurance, adjustments and the buffer to keep. With worked examples for a condo and a house.
How to Price a Vancouver Home Using Comparable Sales
Why a home is worth what a buyer can justify against recent sales, not what you need or what a website guesses. How comparables are chosen and adjusted, why active listings matter, and how to pick a list price that works in the first two weeks.
Special Levies in Vancouver Condos: How They Work, Who Pays, and What to Check
What a special levy is, how it gets approved, how your share is calculated, who pays when a unit sells, and how to tell a healthy levy from a warning sign before you buy or list.
What Buyers Should Review Before Removing Subjects in BC
Subject removal is the point of no return. A working checklist of what to confirm first: financing, inspection, strata documents, title, insurance, and why the three-day rescission period is not a substitute for any of it.
Thinking about selling in the next year or two?
Start with a pricing review. You get the comparable sales, what they mean for your home, and a realistic range. No listing commitment.
